First-Time Buyer Programs Worth Knowing About

Many buyers assume they need 20% down. Most don't. Here are a few of the programs that could put a home within reach sooner than you think.

Colorado

CHFA Down Payment Assistance

Colorado's state housing finance agency pairs an FHA, VA, USDA, or conventional loan with real down payment help — either a grant you never repay, or a deferred second mortgage.

Up to $25,000, or the lesser of 3–4% of your first mortgage

Conventional

HomeReady & Home Possible

Fannie Mae and Freddie Mac's low-down-payment conventional programs for buyers within local income limits, with reduced mortgage insurance costs compared to standard conventional loans.

As little as 3% down

Federal

FHA Loans

More flexible credit requirements than conventional financing, backed by the federal government — a common starting point for first-time buyers still building credit history.

As little as 3.5% down

Veterans & Service Members

VA Loans

For eligible veterans, active-duty service members, and some surviving spouses — no down payment required, and no monthly mortgage insurance.

0% down available

Program availability, income limits, and terms vary by county and change periodically. This is general information, not a guarantee of eligibility — let's confirm what you actually qualify for.

Why Buyers Are Still Moving Forward

Rates have leveled off in the mid-6% range this year rather than continuing to climb. Here's what that means if you're thinking about buying.

🏠

Build Equity Instead of Paying Rent

Every mortgage payment builds ownership in an asset that's yours. Rent payments build ownership in someone else's.

🔒

Lock In a Fixed Payment

Unlike rent, a fixed-rate mortgage payment doesn't rise every year. Buying today locks in your housing cost for the long term.

💵

Low-Down-Payment Options Exist

FHA loans allow as little as 3.5% down. VA loans allow eligible buyers to purchase with 0% down. You may need far less cash up front than you think.

🧾

Potential Tax Advantages

Mortgage interest and property taxes may be deductible, depending on your situation. Speak with a tax professional about your specific circumstances.

What Buyers Ask Us Most

How long is a pre-approval good for?

A pre-approval usually lasts 90 days, though some lenders may honor it for up to 120 days. If it expires, updating your information can often extend it.

What happens at closing?

Closing is the final step where you sign all necessary documents, finalize your loan, and officially take ownership of the home. You'll also pay any remaining costs, then receive the keys to your new home.

How long does it take to get pre-approved?

Pre-approval can take as little as one business day, provided you've submitted all required documents. In some cases, it may take a few days if additional verification is needed.

When is my first payment?

Your first mortgage payment is typically due on the first day of the second month after your closing date. For example, if you close in September, your first payment is usually due November 1st.

What are the closing costs?

Closing costs typically range from 2–3% of the home's purchase price and include fees for the loan, appraisal, title, insurance, and taxes. You'll receive a detailed estimate early in the process so you know what to expect.
